The Real Estate Transaction Specialist (Takken) exam consists mostly of legal questions, covering the Real Estate Transaction Business Act, property rights, legal restrictions, and other laws. The Real Estate Transaction Business Act is a special law of the Civil Code, and property rights involve laws such as the Land Lease and House Lease Act and the Real Estate Registration Act, but in the case of transactions between private individuals, the Civil Code applies. Therefore, to pass the Takken exam, you must study the Civil Code intensively, just like in other legal exams. The difficulty level of the Takken exam is about the same as the Administrative Scrivener exam, and it is possible to pass the exam on your own through self-study even if you have not studied basic law at university.

Real estate agents deal with the buying, selling, and leasing of land and buildings, so they do not need to study Part 4, family relationships, or Part 5, inheritance in the Civil Code. To understand the general trends in the questions asked in the Real Estate Agent exam, it is effective to check past questions after reviewing the Civil Code once. The trends in questions do not change drastically from year to year, so checking past questions will allow you to efficiently study the Real Estate Business Act and property rights. Past exam questions for the Real Estate Broker Examination can be found online, and textbooks can be found in used bookstores for about one-tenth of the original price. Be careful not to spend too much money on obtaining the qualification.
